Declutter - But keep some personality!
Get rid of all the excess items and outdated furniture which has accumulated in every nook and cranny including brightly coloured children's toys. Make it easy for the potential buyer to sell all the fantastic living space you're offering them.
A Fresh Lick of Paint
Giving your walls a fresh lick of neutral paint will make your home appear lighter and bigger. It will enable the viewers to easily imagine how they would adapt the rooms to their needs. Make sure your front door is spotlessly clean or freshly painted and all ironmongery is shining like new.
First Impressions
Invest in some nice pots and plants for the front door to add a bit of colour. Cut back any over grown trees and shrubs and always make sure the lawn looks green and healthy.
Get the Right Smells
Bad smells are the single biggest turn off for prospective buyers. Don't just cover them up, fix the source of the smell. Clear drains, wash bins, open windows, air the kitchen from cooking smells.
If you are a smoker, place bowls of vinegar around the house and leave out for three days. Though the vinegar will smell, when you open the windows it will disappear quickly taking most of the stale cigarette smell out with it.
Conversely, good smells can make a property feel like an alluring home. While it might be impractical to bake fresh bread for every viewer that visits your home, you could perhaps brew some fresh coffee or buy subtle scented candles.
